Patterson California is in Stanislaus County.  Modesto is the Hub of the County and has access to Highway 99.  Modesto is the home of the County of Stanislaus Offices and the population of Modesto warrants that but as for Opportunity – that resides in Patterson.   Unlike Modesto’s grasp upon Highway 99, Patterson embraces Highway 5.   In fact, Patterson is the first City on Highway 5 coming from Los Angeles County.  Patterson’s embrace of “The 5” has made it a logistical and distribution hub for several national and international companies, including Amazon, Restoration Hardware, CVS Pharmacy, Kohl’s, Grainger, Brake Parts Inc., and Platt Electric.

Pilot Flying J and Loves have built travel centers to provide support for the logistics companies and to provide an oasis for those that travel Highway 5 to and from Los Angeles and the San Francisco Bay Area.

The Port of Oakland is only 75 Miles from Patterson.  The Port of Oakland loads and discharges more than 99% of the containerized goods moving through Northern California. Oakland’s cargo volume makes it the ninth busiest container port in the United States.

With the San Francisco Bay area being an entanglement of traffic and commuters Truckers find solace in Patterson while they schedule their pickup and delivery times to and from the Port of Oakland and the Bay Area.  

Furthermore, Patterson is only 40 miles from the BNSF Railway Hud in Stockton California and 34 miles to The Union Pacific Lathrop Intermodal Terminal in French Camp.

The City of Patterson is in super growth mode, after achieving the largest annexation in Stanislaus County History.  The Baldwin Master Plan and Zacharias Master Plan has annexed 1,227 acres into the City of Patterson and will trigger the development of 5,086 dwelling units, 7.7 million square feet of nonresidential uses, two schools, 62.7 acres of parks, a flood control basin, a recharge basin, and a roadway network.

The news has spread quickly and there are already new commercial shopping centers approved and being planned to service the new residents and current population.

Sperry Commercial Park just off the Interstate 5 exit on Sperry Avenue and is already the home of the Loves Travel Center, Grocery Outlet and Dutch Bros.  This commercial park takes direct advantage of the estimated 57,000 vehicles that travel the highway daily.

The Delta Marketplace is located at the corner of Haggerty Road and Sperry Avenue provides fantastic visibility with wise traffic flow, making it the perfect gateway shopping center. Delta Marketplace is located across from a very busy Pilot Flying J Travel center that draws travelers from interstate 5.   This location will be given an opportunity to catch the eye of the travelers and provide them with services and products as well as commuters, the Patterson daytime population. 

The Baldwin Ranch Project is the next property on Sperry Avenue going east from The Interstate 5. The commercial project will be split into two areas; West Ranch and East Ranch. With west being the west side of the Map and East being the east side.

 

The California Department of Transportation, in conjunction with Stanislaus County and the City of Patterson, proposes to construct improvements to the Interstate 5(I-5)/Sperry Road interchange, in Stanislaus County approximately 2.5 miles west of the City of Patterson.  The City of Patterson is sponsoring the project and will be the lead for the design phase.  The project would improve operations, enhance safety and increase the capacity of the interchange to accommodate the anticipated demand associated with recent and planned development adjacent to the interchange and in the City of Patterson.

The project proposes to upgrade the I-5/Sperry Road interchange. Improvements would include widening Sperry Road from 2-lane to 4-lane and widening or reconstructing the on- and off-ramps. Sperry Road will be widened in each direction between Del Puerto Canyon Road and the Delta-Mendota Canal. Typically, the widening along Sperry Road is approximately 18 feet. However, additional widening is necessary at the approaches to the ramp intersections as well as the Rogers Road intersection to provide the required turn pockets.

Retaining walls will be constructed along both sides of Sperry Road under I-5, and the Sperry Road Bridge at the California Aqueduct will be widened to accommodate the wider roadway. Excavation will be required to construct the pavement structural sections and retaining walls needed to facilitate the roadway widening under the freeway. Existing tall embankment slopes will need to be widened along Sperry Road, east of the interchange.

Another Reason to join the Patterson business community is for cheaper electricity. Patterson is powered by and benefits from TID.
